2) Misconceptions About Price Per Square Foot

I meet alot of people that have preconceived notions of what a custom home will cost. A big source of this problem is that they have been into a production home model and think that a custom home will be the same. This is the old apples and oranges problem. You are not doing a fair comparison. If you are happy with the production home, that is great. You have found your new home. If you are not, then understand that a custom home will cost more. It will be different. It will be one of a kind. It will be yours, through and through and you will want to upgrade most of the home over what you see in a production home.

Yes, you can make a production home model look great, but once you spend the time to really understand what you are getting, you will quickly learn that they are cost optimized. They have used lower grade materials for most things, if not everything. Oh, and look at the kitchen and baths. If they look small and cheap, that is a BIG reason right there. Those rooms, especially the kitchen, are the most expensive rooms in a house.

The house below could be built in the $80/ft range if you went low end on the finishes. It could easily exceed $120/ft for high end finishes. Know what you are looking at. Your builder's interior designer will help make your home look like a showcase home.
